When does a luxury affiliation make sense for an independent hotel?

An affiliation can create commercial opportunities, but its value depends on what it brings to the property: access to markets, relevant demand and revenue after costs.

Start with the commercial objective

Before choosing a name, I work with the hotel to define the objective: reach selected markets, strengthen trade relationships or support positioning. An established property with strong demand in one market may have different priorities from a new opening building its visibility.

Check fit and terms

Selecting an affiliation requires an assessment that goes far beyond brand recognition. The property’s size and characteristics, product and service quality, destination, reputation, target markets, leisure and corporate mix, and commercial maturity must all be consistent with the network’s positioning.

Small Luxury Hotels of the World, Preferred Hotels & Resorts, The Leading Hotels of the World and Relais & Châteaux each have distinct identities, admission criteria, quality standards and partnership models. My assessment considers entry requirements and procedures, membership and distribution costs, CRS and GDS connectivity, access to agencies and consortia, preferred programmes, marketing tools and commercial opportunities in priority markets. I also evaluate the hotel’s ability to maintain the required standards and convert network visibility into incremental production, ADR growth and lasting trade relationships. Initial eligibility does not imply admission, and a prestigious name creates value only when supported by a measurable sales strategy that remains consistent with the property’s identity.

Affiliations, consortia and commercial networks

The decision is not only about the brand name. I also assess access to consortia, preferred programmes, GDS distribution and luxury agency networks such as Virtuoso, considering how well they fit the hotel’s leisure and corporate mix. Knowing these partners and representing the property at trade fairs and workshops helps turn an affiliation into genuine commercial relationships rather than a purely nominal presence.

Assess the economic contribution

I consider fixed and variable fees, required investment and realistically incremental bookings. Distinguishing new demand from bookings that would have arrived anyway avoids attributing all channel revenue to the affiliation. ADR, seasonality, cancellations, distribution costs and team workload belong in the assessment.

Agree how progress will be reviewed

We agree indicators and review periods before starting. Evaluation needs to account for the season and the time required to develop commercial relationships. My support covers shortlisting options, discussing them with the relevant organisations and assessing proposals within the hotel’s broader sales strategy.
